Shellback Real Estate Fund I, LLC was formed for the purpose of acquiring and managing modified gross and triple net leased (“NNN”) retail and industrial real estate properties. The Fund’s goal is to maximize the profitability of these Properties and increase the value via positive cash flow, efficient management, and incremental rent increases. The Fund’s targets are growth markets and areas in the United States that have an increasing population with strong earning potential. The Properties will be backed by corporate, investment-grade tenants with proven track records of profitability.
What makes the Fund different is its lower barrier of entry for investors. The Fund’s objective is to fundraise with accredited investors to pursue a portfolio of highly profitable Properties. Within the anticipated seven (7) to nine (9) year life of the Fund, capital events like refinancing, selling, or other options outlined in the Private Placement Memorandum may be executed to return capital to investors and provide an exit opportunity.
The Company is offering a maximum of $60,000,000 Installment Payment and Balloon Payment Promissory Notes at a 8% cumulative annual return to be paid via quarterly distributions.
