Business Summary

Shellback Real Estate Fund I, LLC was formed for the purpose of acquiring and managing modified gross and triple net leased (“NNN”) retail and industrial real estate properties. The Fund’s goal is to maximize the profitability of these Properties and increase the value via positive cash flow, efficient management, and incremental rent increases. The Fund’s targets are growth markets and areas in the United States that have an increasing population with strong earning potential. The Properties will be backed by corporate, investment-grade tenants with proven track records of profitability.

What makes the Fund different is its lower barrier of entry for investors. The Fund’s objective is to fundraise with accredited investors to pursue a portfolio of highly profitable Properties. Within the anticipated seven (7) to nine (9) year life of the Fund, capital events like refinancing, selling, or other options outlined in the Private Placement Memorandum may be executed to return capital to investors and provide an exit opportunity.

Why Invest in Shellback Real Estate Fund I, LLC?

    The Fund intends to invest in Properties located in flourishing economic destinations and sought-after urban areas in the Southeastern United States and the Chicago metropolitan area. The Fund will concentrate -- but not exclusively -- on multi-tenant triple net (NNN) leased retail locations with a strong anchor tenant. These properties will be purchased with 70-100% occupancy at time of acquisition.

    The Fund will source assets for acquisition through relationships developed with other fund managers, sourcing off-market deals through online resources and commercial real estate wholesalers. Assets will be sourced through third party commercial real estate brokers as well. These brokers will assist in sourcing assets that specifically fit the Fund’s acquisition requirements.

    The Fund will evaluate properties based on their presence in a target area, looking for opportunities to grow and upscale, such as shopping centers in a growing urban area with good tenants and well established businesses and offices for corporate backed entities. The Fund will target growth hubs such as the Southeast United States and the Chicago metropolitan area.

Terms of the Offering

The Company is offering a maximum of $60,000,000 Installment Payment and Balloon Payment Promissory Notes at a 8% cumulative annual return to be paid via quarterly distributions.
